- 01A good starting point is to work out a property budget that fits comfortably within your finances—not simply the maximum amount a bank may be willing to finance. Look at your income, existing commitments, available upfront cash, expected monthly repayment and emergency savings. This gives you a much more practical price range before you start viewing properties. Your actual financing eligibility will still depend on the bank's assessment and your individual financial profile.
- 02You can usually get a useful estimate once your income and existing financial commitments are reviewed. Banks generally consider factors such as income stability, existing debts, credit profile, age, loan tenure and supporting documents. Different banks may assess the same applicant differently. A preliminary loan eligibility check can therefore be helpful before you narrow down your property choices. Final approval remains subject to the bank's assessment.

Depending on the transaction, you may need to consider the down payment or cash difference, booking payment, legal fees, stamp duties, valuation or loan-related costs, and other applicable expenses. The actual amount varies by property and financing arrangement, so ask for a breakdown based on the specific purchase rather than relying on a general percentage.

The actual cash required depends on factors such as the financing margin approved by the bank, the property, your buyer profile and any applicable developer package or financing arrangement. Instead of assuming that every purchase requires exactly 10%, confirm the actual financing and cash requirement for the specific property before booking.
- 05Several factors can influence your home loan eligibility, and many of them can be reviewed before you apply. Banks generally look at income and its consistency, existing financial commitments, credit history, repayment capacity, age and supporting documents. A stronger overall financial profile can improve your position, but each bank applies its own assessment criteria and final approval is determined by the bank.
- 06Yes—this is one of the most useful steps to take before getting serious about a property. A preliminary eligibility check gives you a clearer price range, helps you focus on properties that are financially realistic and reduces the chance of falling in love with a property that may be difficult to finance. It is still an indication rather than a guarantee of final loan approval.
- 07Yes—eligible EPF members can use savings from Akaun Sejahtera to help finance the purchase of a residential property. The amount available and eligibility depend on factors such as your account balance, property purchase, financing arrangement and EPF's prevailing requirements. Check your current eligibility and available withdrawal amount through EPF before including it in your purchase budget.
